A Gradual Return of Buyers to the Market in April

According to data compiled by the Quebec Professional Association of Real Estate Brokers (QPAREB), 7 458 transactions were recorded in the province of Quebec in April 2023, a decrease of 22 per cent. Active listings are up 50 per cent and new listings decreased by 8 per cent compared to April 2022.

Regarding the median price, the largest change was for condominiums, which decreased by 6 per cent. The median price of plexes increased by 5 per cent, while single-family homes decreased by 5 per cent.

Here are the April 2023 median prices for a single-family home in the 7 CMAs along with the variation from April of last year.

  • Montréal: $540,000 (-7 per cent)
  • Gatineau: $460,500 (-8 per cent)
  • Sherbrooke: $416,000 (+16 per cent)
  • Québec: $350,000 (+2 per cent)
  • Drummondville: $341,000 (+9 per cent)
  • Trois-Rivières: $277,000 (-6 per cent)
  • Saguenay: $265,000 (+4 per cent)
