The sale is made without legal warranty, at the buyer's own risk and peril; the acting notary shall be a notary chosen by the seller; a 10% deposit payable to the trust account of paquette & associés, bailiffs, must be remitted within 24 hours of acceptance; all documents required by the buyer shall be at the buyer's expense; no remuneration shall be paid to the broker if, prior to the signing of the deed of sale, the owner of the property or a third party remedies the defaults, pays the amounts owed to the judgment creditor, or if the said creditor withdraws his judgment and there is no longer any need to proceed with the sale.
